Idaho Licensing Requirements

New Agent License

In order to obtain an Idaho real estate license, one must:

  • Be 18 years old
  • Have a high school degree or GED
  • Not have been convicted of a felony
  • Complete the 45-hour Real Estate Sales Pre-license Module 1 course and then the 45-hour Module 2 course (register here) and pass an exam for each course.
  • Pass a fingerprint exam
  • Pass the state license exam (register here)

Broker License

Once you have earned your real estate license, you might consider earning your broker license.  The basic requirements are:

  • Engage in "active real estate" for at least 2 years.  Working 30 hours per week for 100 weeks in a 24 month period with approximately 15-20 closed sales and/or listings resulting in over $2 million in total sales volume meets this requirement.
  • Complete a broker education path.  We teach Broker Management, Real Estate Law, Real Estate Finance and Real Estate Valuation & Analysis which fulfill the requirement (register here).  Each class requires an exam.
  • Pass a fingerprint exam (yet again)
  • Pass the state license exam (register here)

You can review the Idaho Real Estate Commission licensing manual here.  It provides greater detail on the requirements for new agents & brokers, including certain exceptions.
